Rose Hill is one of Bluffton's most established gated communities, known for its mature trees, quiet streets and an unusually wide mix of amenities. Its roads carry names like Martingale, Hackamore and Ghost Pony, a nod to the equestrian heritage that still sets Rose Hill apart.
Rose Hill has deepwater access to the Colleton River, with a boat landing for small craft, a day dock, kayak racks and community boat storage. The dock is a favorite spot for fishing and crabbing, and nearby Colleton Point Landing is a members' gathering place with a large wraparound deck, a kitchen and a gazebo overlooking the tidal marsh.
The 18-hole golf course, designed by Carolina architect Gene Hamm and opened in 1982, winds through live oaks, pines and lagoons. The renovated clubhouse has a lounge and bar with happy hours and live music, a large covered deck and a pro shop, and the community also has a restaurant and an outdoor grilling area. Golf membership is not required to enjoy the clubhouse.
The Rose Hill Equestrian Center sits on about 50 fenced acres with stables, paddocks and a polo field, and greenbelt riding trails wind through the community. The center offers boarding and hosts the annual Okatie Rotary Polo event each fall, and some homes in Rose Hill have their own stables.
Residents can choose from three temperature-regulated pools: Wood Eden, Willow Lake and Colleton Point. There are tennis courts (clay and hard), pickleball, bocce and basketball courts, a playground with a picnic area, and Bill Baker Park, about 50 acres of green space with paved walking and biking trails and an exercise circuit.
Homes vary in architectural style and are set on generous homesites, many an acre or more, with golf, lagoon, marsh and wooded views. Most were built in the 1980s, 1990s and 2000s, many have been remodeled, and some higher-end homes include their own stables or private docks.
