Sea Pines is the 5,000-acre community at the southern tip of Hilton Head Island, and for more than 60 years it has been the island's best-known address. If you are thinking about buying a home or villa here, this guide covers what the community offers, the kinds of homes you will find, and the questions worth asking before you write an offer.

Where Sea Pines is and how it works

Sea Pines sits at the south end of the island, past the Sea Pines Circle. It is a gated community, and visitors pass through a gate at the entrance. Owners in Sea Pines belong to the Community Services Associates (CSA), which maintains the roads, gates, bike trails and common areas, and sets community rules. Separately, The Sea Pines Resort operates the golf courses, the Inn and Club at Harbour Town, the marina and many of the recreation amenities.

What is inside the gates

  • Harbour Town: the marina, shops and restaurants around the red-and-white striped Harbour Town Lighthouse.
  • Golf: three resort courses - Harbour Town Golf Links, home of the RBC Heritage PGA TOUR event each spring; Heron Point by Pete Dye; and Atlantic Dunes by Davis Love III.
  • The beach: a long stretch of Atlantic beachfront along the community's southern and eastern edges.
  • Sea Pines Forest Preserve: a protected forest with walking trails, boardwalks, lakes and wildlife viewing.
  • Bike trails: a network of paved trails that connects neighborhoods, the beach and Harbour Town.
  • Tennis and pickleball: resort racquet facilities, plus marina and dockage at Harbour Town.

Types of homes in Sea Pines

Sea Pines is made up of many smaller neighborhoods and villa complexes, so the range is wide:

  • Villas and condos near Harbour Town, South Beach and the golf courses, many with a pool and a short bike ride to the beach.
  • Single-family homes on lagoons, fairways, marsh and Calibogue Sound, from original 1970s and 1980s Lowcountry designs to fully rebuilt modern homes.
  • Oceanfront and oceanside homes, which are among the most valuable properties on the island.

Because the neighborhoods differ so much, price, HOA dues and rental history can change a great deal from one street to the next. That is where local advice helps most.

Five questions to ask before you buy in Sea Pines

  1. What are the total yearly costs? Ask for the CSA assessment, any villa regime or neighborhood dues, insurance and flood insurance quotes, and property taxes.
  2. What flood zone is the home in? Ask for an elevation certificate if one exists, and get an insurance quote before your inspection period ends.
  3. Will you rent it out? Short-term rentals on Hilton Head need a Town permit and business license, and Sea Pines has its own rental registration through the CSA. Some villa regimes add their own rules.
  4. How old are the roof, HVAC and windows? Salt air is hard on systems, so plan your inspection with that in mind.
  5. Which gate pass and amenity access comes with ownership? Ask how owner passes work and which resort amenities are open to owners.
