But right in the middle, straddling the line between Beaufort and Jasper counties, sits an area that has quietly become one of the busiest corners of the region: Okatie.

For years, Okatie was mostly the scenic stretch of Highway 170 between Bluffton and Beaufort. Today it is a growing residential and commercial area in its own right, with established communities, new construction, and a steady stream of new shops and services around the Highway 170 and Highway 278 interchange.

Where Okatie Is

Okatie is an unincorporated area that stretches from southern Jasper County into western Beaufort County. Highway 170, also called Okatie Highway, is its main road, and it meets Highway 278 at one of the busiest interchanges in southern Beaufort County. Portions of the original Okatie area have been annexed by Bluffton, Hardeeville and Port Royal, which is why you will see Okatie addresses with different town and county details.

That central location is the main draw. Depending on traffic and exactly where you are, Old Town Bluffton, downtown Beaufort, the beaches of Hilton Head Island and Savannah are all within roughly a 15 to 40 minute drive.

How Fast the Area Is Growing

Because Okatie is not an incorporated town, it does not have its own official population count. The best way to see the growth is to look next door: U.S. Census Bureau estimates show neighboring Bluffton grew from about 27,700 residents in 2020 to about 36,100 in 2024, an increase of roughly 30 percent. The 29909 ZIP code, which covers much of Okatie, counted about 23,600 residents in the 2020 Census.

Communities to Know

Sun City Hilton Head: Sun City is a large, age-restricted 55+ community that sits across Highway 278 and Highway 170 from much of Okatie's new retail. Amenities include three golf courses, multiple pools, fitness centers, pickleball and tennis courts, restaurants and a long list of resident clubs. Riverbend is Sun City's smaller waterfront section along the Okatie River, with its own pool and a riverside lodge and dock in addition to access to Sun City's amenities.

Oldfield: Oldfield is a private, member-owned community along the banks of the Okatie River. Its 18-hole Greg Norman-designed golf course opened in 2000, and the community also has an Equestrian Center, a Sports Club and an Outfitters Center for kayaking, fishing and boating. In September 2026, Oldfield Golf Club announced a completed $1.1 million bunker renovation, with its River Club and Golf Clubhouse undergoing an approximately $8 million reinvestment.

The Highway 170 corridor: Beyond the larger master-planned communities, the corridor has a mix of established neighborhoods and newer construction. Because Okatie spans two counties, school assignments depend on the property. Homes may be served by the Beaufort County School District or the Jasper County School District, so check a specific address with the district before you buy.

New Shops and Services Near Highway 170 and Highway 278

Commercial growth has followed the rooftops. The Shoppes at Okatie Village, on Okatie Village Drive near the 170 and 278 intersection and across from Food Lion, added Parlor Doughnuts, an Omelette Cafe location, a dental practice and a Fleet Feet running store. Along Highway 170, The Terrace at Okatie Crossings is adding new space for retail, restaurants, offices and medical providers. For residents, that means more everyday errands can be handled without a trip to Bluffton or Beaufort.
