Living in Sea Pines

Envisioned by Charles Fraser as a community built around nature, Sea Pines still feels that way today. Homes sit beneath live oaks and pines along lagoons, fairways and marsh, and 17 miles of paved leisure trails link neighborhoods to the beach, the Sea Pines Forest Preserve and the community's villages. Within the gates you'll find the more than 600-acre Forest Preserve, Lawton Stables, the historic Stoney-Baynard Ruins and the community gardens of the Sea Pines Heritage Farm Association, along with a trolley and beach shuttle.

The beach is a big part of daily life. Sea Pines has about four miles of Atlantic beach access reached by 32 access paths and boardwalks, and property owners also enjoy Tower Beach Club, a beach amenity reserved for Sea Pines owners. The recently renovated Sea Pines Beach Club adds oceanfront dining.

Harbour Town

On the Calibogue Sound side, Harbour Town is the community's best-known landmark, with the Harbour Town Lighthouse, the Harbour Town Yacht Basin, a pier and a sound-side beach, shops and restaurants. It's also home to The Inn & Club at Harbour Town and Harbour Town Golf Links, host of the PGA TOUR's RBC Heritage.

South Beach

At the southern tip of the island, South Beach offers South Beach Marina, waterfront restaurants and pickleball, with a relaxed village feel.

Golf, Tennis and Pickleball

Sea Pines has four golf courses: Harbour Town Golf Links, Heron Point by Pete Dye and Atlantic Dunes by Davis Love III, all open to public play, plus the private Sea Pines Country Club. Golf membership is optional and never required to own a home here; any club initiation fee is paid by the buyer. The Sea Pines Racquet Club offers more than 20 tennis courts and dedicated pickleball courts, and community pools, fitness facilities and more than ten restaurants round out life inside the gates.

Good to Know Before You Buy

  • CSA assessment: Sea Pines Community Services Associates (CSA) charges an annual assessment of $2,065 for a home (2026). We'll confirm the current amount before you make an offer.
  • Transfer fee (paid by the buyer): Sea Pines does not charge its own transfer fee. The buyer pays the Town of Hilton Head Island's 0.25% of the purchase price, about $2,500 on a $1,000,000 home.
  • Condo and villa fees: Every condo and villa complex in Sea Pines has its own monthly regime fee, and some complexes also charge their own transfer fee at closing. These vary by complex and change often, so ask us for the current fees, what they cover and who pays them for any property you're considering.
  • Short-term rentals: Rentals are allowed in Sea Pines. Owners who rent, short- or long-term, pay the CSA an annual Rental Registration Fee based on the number of bedrooms advertised, and the Town of Hilton Head Island requires a short-term rental license. We'll walk you through both for any home you're considering as a rental.
  • Visitor traffic: Sea Pines is gated, but the public can enter by buying a daily or weekly gate pass, so Harbour Town, South Beach and the beach can be busy in season. Owners receive vehicle decals and can arrange guest passes.
  • Golf is optional: Three courses are open to public play and Sea Pines Country Club is private. Any club initiation fee is paid by the buyer.
  • Older homes and waterfront lots: Many homes date from the 1950s through the 1980s and have been remodeled, so ask about the age of the roof, HVAC system and windows. For oceanfront, sound and marsh homes, ask about flood zone, elevation and insurance costs.
