Hilton Head Plantation is primarily a residential community rather than a resort, and it feels that way the moment you pass through the gate. Quiet streets wind beneath mature trees past marshes, lagoons and nature preserves, including the Whooping Crane Pond Conservancy and the Cypress Conservancy, and leisure paths connect neighborhoods to the community's recreation areas.
The variety of homesites is one of the community's great strengths. Depending on the street, a home might look out over landscaped grounds, woods, a lagoon or a lake, or enjoy deep-water views across the Intracoastal Waterway and Port Royal Sound, and homes span every era from 1970s originals to new construction that is still available today.

Set on the shore of Port Royal Sound, Dolphin Head is the community's most recently renovated recreation area. A boardwalk leads to Pine Island, Hilton Head Plantation's privately accessed beach on the sound, and the Bluff Walk follows the coastline for nearly a mile with benches for watching the water and the sunset. Dolphin Head also has a playground, a fire pit, a full basketball court that converts to three pickleball courts, an open-air event lawn and the Dolphin Head Recreation Center, which residents can reserve for private events.
In the center of the community, Spring Lake brings together the Spring Lake Pool, built in 2016 with a zero-depth entry, lazy river and splash pad and open April 1 through October 31; the Spring Lake Racquet Club, with 12 Har-Tru tennis courts and 4 bocce courts; and the Spring Lake Pavilion, with a fitness studio, decks overlooking the lake and space for resident events. Nearby, The Plantation House serves as a gathering place for clubs, community meetings and private celebrations.

Four golf courses lie within the gates: Oyster Reef Golf Club, a Rees Jones design that is open to public play; Dolphin Head Golf Club; Bear Creek Golf Club; and the private Country Club of Hilton Head. Golf membership is optional and is never required to own a home here. For boaters, Skull Creek Marina sits inside the gate on the Intracoastal Waterway, with slips, fuel and other services offered at the marina's own rates.
With so many neighborhoods and settings inside the gates, Hilton Head Plantation offers a wider choice of homes than most island communities.
Lower-maintenance living. Each villa or attached-home association has its own fees and responsibilities in addition to the POA fee, so we verify them for every property.
A broad range of sizes, styles and price points throughout the community.
Fairway views and easy proximity to the community's golf courses.
Natural views and privacy, depending on the position of the lot.
Premium scenery over marsh, Skull Creek or Port Royal Sound, often at higher purchase prices.
Larger floor plans, upgraded finishes and distinctive homesites.
Hilton Head Plantation occupies much of the north end of Hilton Head Island, convenient to the island's northern shopping and dining, US Highway 278 and the bridges to Bluffton. Residents come and go through two gates: the Main Gate off the William Hilton Parkway (US 278) area and the Cypress Gate. Because the community is so large, a home near one gate can have a noticeably different drive from a home near the other, so we'll help you weigh location within the plantation as well as the home itself.
