Living in Sun City Hilton Head

Del Webb began building Sun City Hilton Head in 1995 among the oaks, pines and lagoons of southern Beaufort County, and it has grown into a full-scale town of its own, with more than 10,000 homes behind its gates. The community is organized into several areas, including the original south side, the newer north and west sides, and the waterfront Riverbend section, each with its own neighborhoods and amenity centers.

Golf

Three 18-hole courses are right inside the community: the executive-length Argent Lakes, the relaxed Okatie Creek, and Hidden Cypress, often considered the community's signature course. Residents book tee times online and can choose from annual golf plans, which for 2026 range from about $347 for a nine-hole single plan to about $4,638 for a premium couple plan, or simply pay per round.

Fitness, pools and recreation

Residents have three fitness centers with group classes, several indoor and outdoor pools, tennis, pickleball, bocce, a sports park, walking and biking trails, community gardens, and RV and boat storage. A lifestyle staff plans events all year, and a performing arts venue hosts concerts, shows and dances.

Clubs and social life

With more than 100 resident-led clubs and groups, from photography and travel to woodworking, music and volunteer service, there is always something on the calendar. On-site restaurants and Sun City's Town Square are social hubs, and the adjacent Okatie Center has shopping, dining and medical offices that many residents reach by golf cart.

Homes

Homes range from attached villas and patio homes of about 1,000 square feet to single-family homes of 3,000 square feet and more, most of them single-level, with golf, lagoon, preserve and wooded homesites. Most homes are resales, and newer homes continue to be built in the community's newest sections.

Sun City Riverbend

Sun City Riverbend

Riverbend is Sun City's gated waterfront section, about 234 acres along the Okatie River across Highway 170 from the main community. It is known for mostly custom-built homes on larger homesites, a riverfront lodge, a long community dock with a kayak launch, and its own pool and hot tub, with full access to every Sun City amenity. In the past year, 20 Riverbend homes sold from about $635,000 to $1.6 million.
